Pet & Animal Policies

Welcome! We strive to help ensure mutual accountability and responsibility for the benefit of all our residents and tenants. It’s imperative that ALL our residents and tenants fully understand and acknowledge our pet and animal-related policies. This also includes residents and tenants that do not own a pet or animal. We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. To start, please select one of the three options below that best describes you:
  • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process

  • Household Pets

    This is a required application process for anyone that owns a household pet. This includes dogs, cats and pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water). Ask your housing provider for clarification regarding these types of pets if you have questions.

  • Assistance Animals

    This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request

Pet & Animal Policy

Our individual owners have the right to restrict any and all pets from their properties. Many of our owners understand that pets are an important part of families. They welcome responsible pet owners and allow pets, under certain restrictions. Some of our communities have HOA restrictions that may include prohibiting tenants from having pets or, restriction on pet size, weight and/or breed. It important to understand and adhere to the pet policy of the community in which you are applying.  

At HOME Rentals of Manatee we prohibit the following pet breeds; Akitas, Alaskan Malamutes, American Bulldogs, Boxers, Carne Corso, Chow Chow, Dalmations, Doberman Pinchers, Dogo Agentino, German Shepards, Great Danes, Gull Dong, Huskies, Pit Bulls Presa Canario, Rhodesian Ridgebacks, Rottwillers, Saint Bernards Staffordshire Terriers, Wolf hybrids. This includes mixes with these breeds and any other breeds determined to be on the Insurance dangerous breed list.

Understand that owner/management is under no obligation to approve any pet. All applicants must submit a pet profile. Pets must be fully approved by management, a pet addendum signed and administrative fees paid prior to bringing any pet on the rental premises. If the pet becomes a nuisance or causes damage or destruction to the premises or otherwise violates any lease term or HOA rules, management may terminate the pets right of occupancy and/or the lease agreement resulting in possible eviction. Our pet fees include an administrative fee that ranges from $150 to $500 and additional pet rent that range from $20-$50 per month.
